Why extension roof junctions can leak

Start with the pattern of the damp

Check the roof-to-wall flashing

Flashing protects the point where the extension or conservatory roof meets the main wall. Depending on the roof construction, the detail may include stepped flashing, cover flashing, an apron, a proprietary abutment system, or a combination of materials.

From ground level, look for an uneven line, a lifted edge, staining below the junction, cracked render, or a gap where the flashing meets the wall. These are only warning signs. The defect may sit behind the visible surface, and close inspection should be carried out by someone with suitable access and safety equipment.

Repeatedly applying sealant over the outside edge is rarely a reliable diagnosis. It may temporarily change how water moves while leaving an open joint, damaged roof covering, unsuitable overlap, or drainage problem untouched.

Follow the gutters, outlets, and downpipes

Extension roofs often collect water below a larger wall or roof area. A short gutter can also receive discharge from the main house, a roof valley, or an upper downpipe. Leaves, moss, silt, or a poorly connected outlet can then cause water to back up close to the wall junction.

During rain, check safely from indoors or ground level for:

  • Water overshooting or spilling behind the front gutter
  • A gutter joint dripping near the house wall
  • Slow flow or overflow at the outlet
  • An upper downpipe discharging awkwardly onto the lower roof
  • Damp around the lower downpipe connection
  • Debris collecting where two roof slopes or gutters meet

Clearing a simple blockage may restore drainage, but it will not repair a split gutter, failed outlet, inadequate fall, worn lining, or damaged flashing. If overflow has been recurring, the whole route from roof surface to ground-level drain should be checked.

Conservatory glazing and roof components

Not every conservatory leak starts at the house wall. Water can enter around glazing panels, caps, seals, roof vents, ridges, eaves closures, or connections between glazed and solid sections. A loose or damaged component can direct water along a bar or frame before it drips indoors.

Avoid walking on a conservatory roof or leaning a ladder against glazing or lightweight frames. Even when a panel looks strong, it may not be designed to carry a person's weight. Safe inspection may require specialist access and an understanding of the roof system.

If you can do so without climbing, note whether the leak lines up with a glazing bar, roof vent, ridge, panel edge, or the point where the conservatory meets the house. Share photographs and any product information you have with the roofer.

Could it be condensation instead?

Condensation can create droplets, staining, or damp around a conservatory, extension ceiling, rooflight, or cold junction. It is more likely when warm moist indoor air meets a cold surface and ventilation is limited. Clues worth recording include:

  • Whether moisture appears after cooking, drying clothes, or periods with closed windows
  • Whether droplets are spread across glazing or concentrated at one cold edge
  • Whether the damp appears during dry weather
  • Whether there is staining, softened plaster, or a defined water track after rain
  • Whether a bathroom, kitchen, or utility area opens directly into the extension

Do not assume that every black mark or bead of water proves a roof leak. A focused inspection can consider drainage, weatherproofing, insulation, ventilation, and the indoor moisture pattern together.

What a roofer may inspect

A useful leak inspection should cover the connected roof and drainage details rather than one isolated seam. Depending on the construction and safe access, this may include:

  • The extension roof covering, laps, fixings, edges, and abutments
  • Leadwork or other flashing at the main wall
  • Render, masonry joints, sills, and openings above the junction
  • Main-roof gutters and downpipes that discharge near the extension
  • Valleys, box gutters, outlets, hoppers, and lower downpipes
  • Rooflights, glazing bars, vents, ridges, and perimeter seals
  • Internal staining, ceiling edges, and accessible voids

A local repair may be appropriate when the defect is limited and the surrounding materials are sound. Wider work may make more sense when several connected components are worn, drainage has been altered, or previous patches have not stopped the leak. The recommendation should explain the likely cause, the repair area, and how rainwater will be directed away afterward.

Safe checks before arranging a visit

Do not climb onto the main roof, conservatory, extension, or an improvised platform. Wet slate, glass, polycarbonate, membranes, and roof edges can be extremely slippery, while lightweight roof components may not support body weight.

Instead:

  • Photograph the outside from a safe ground-level position
  • Record the date, duration, and wind direction of rainfall when the leak appears
  • Mark the indoor stain lightly with a pencil so changes are easier to see
  • Check accessible gutters and downpipes visually without reaching from a ladder
  • Keep details of earlier repairs or alterations
  • Move furniture and protect the floor if water is actively dripping
